New Requirements for Separating Stairwells!!
We have recently carried out a study on separating stairwells which form part of the separating structure between adjacent domestic dwellings. There is from 01/07/15 a requirement for such stairwells to pass both the Airborne Sound Insulation and Impact Sound Insulation metrics suggested by the Building Regulations – Revised Technical Guidance Documents. We have found that treatment to only part of these stairs assumed to be the separating section, will not suffice to comply with the required impact sound insulation metric of 58dB. On that basis we recommend that all concrete separating stair structures should have all treads and landings covered with a resilient layer.
